NoVaStar Appraisals on Maximizing the Valuation of Your Home

If you are looking to sell your home then you will no doubt want to ensure that you have done all that you can to maximize the valuation. Furthermore whilst it is not obligatory, having professionals come out to appraise your home is theist way to get an accurate valuation, and one which will help you to sell your property for a competitive price. I sold my home at the beginning of this year and used the wonderful team at NoVaStar Appraisals, whilst the team were inspecting my property, I was able to chat to the guys about what homeowners can do to maximize the value in the home, prior to having it appraised, and here is what they shared with me.

Repairs

The value of a repair will always be higher when someone is valuing the property, than the actually cost of a repair. The reason for this is that the buyer may not be as motivated to buy a property that needs repairs and this lack of motivation has a cash value attached to it. The best case scenario then is that prior to having your home inspected, you go around each room and review what repairs need to be carried out. Get the repairs done first and you will be thankful later when the home is valued at a higher price, possibly adding to your finances.

Improvements

There are many home improvements which you could carry out that will raise the value of the property more so than what you will have spent on the improvements. To make sure that you get it right, be sure to check what latest trends new buyers are looking for. For example granite worktops in the kitchen are highly sought after right now, and if you can get a great deal on having a new kitchen, or at least new worktops installed, you can not only make your home more attractive, but also more valuable.

If you have already carried out improvements on the property, make sure that the inspector knows this and try to validate any work that has been done by providing supporting paperwork.

Clean

Before a member of the team comes out to appraise the property, make sure that you have made the home clean and tidy, and very easy to get around. Whilst your hygiene won’t necessarily dictate the price of the property, you can all but guarantee that a tidy home will be valued higher than an identical property which has been left in a mess. This is primarily because of the fact that an inspector will not be able to carry out their job properly, if they are not able to see everything in the home. Make the inspection as easy as possible on the team, and leave them in peace whilst they are looking over your property.

Follow these steps and you can be sure to maximize the value in your home.
